Whether you are a homeowner looking to reduce your energy bills or a commercial landlord looking to let your premises, then the EPC is an important measure to demonstrate how well your building performs in terms of retaining heat. 
 
The EPC, however, is a blunt tool and is a snapshot of how a property behaves at a certain point in time. It doesn’t take account of how a building actually performs and can quickly become obsolete as the EPC certificate can last for up to 10 years. 
 
KIM take this another stage further by looking at energy use intensity (EUI) by analysing kWh used per square metre. An energy audit is completed which looks at energy use over a 12-month period so that we have an accurate record of actual building performance. Ideally we do this before any works are completed and then review your EPC – and other options – to establish a list of works needed to reduce your energy use intensity. This will often then improve your EPC too. 
 
We then provide clients with a schedule of prices so that they can understand the cost of these improvements. If needed, we can then work with energy consultants to confirm the extent to which the improvements listed could improve the EUI.
